The book

What the book is

A PDF you download and keep. There is no software to learn and no account to create.

One chapter per county, 67 chapters, from Alachua to Washington. Each chapter starts with what one new single-family house pays, line by line, with the levying body and the ordinance beside each line. Then the rates for other residential and commercial building types.

Read eight pages of it before you decide: sample pages (PDF).

Fee categories
Roads and mobility, schools, parks, fire, police, water and sewer connection, libraries, public buildings, drainage, and other one-time development charges.
Levying bodies
197: counties, cities, school districts, and the fire and utility districts that charge separately.
Findings
907, each with its citation. 542 are cases where a county or city charges nothing for a category. 365 are cases where a fee exists but is suspended, has no published rate, applies only to some building types, or is unresolved. The chapter says which.
Not in the book
Building-permit fees, plan review fees and utility deposits. Water and sewer connection fees are included where the utility publishes a per-home schedule.

Why it matters

Why the number matters

An impact fee is paid once, when the permit is issued, and it is set by whoever levies it: the county, the school district, the city, sometimes a fire or water district. Each one publishes its own schedule, so the full amount for one house is spread over several documents.

If a fee is missed when the job is priced, it is still due at the permit counter, and it comes out of your profit.

Who made it

I am Grigor. I read the ordinances and fee schedules myself and recorded each fee with its source. Where a county publishes no amount, the book says so instead of guessing.

If an amount does not match its cited source, write to me at [email protected] with the entry and the link. I correct it and send you the corrected book.

Questions

Before you buy

Will this tell me exactly what my lot owes?

Not by itself. The fee can depend on where the lot is, what you build and when you pull the permit. Use the book to budget, then confirm with the county before you close.

Do fees change after publication?

Yes. Many index each year or step up on an adopted schedule. This is a dated edition; check the linked source before you rely on a figure for a bid.

Can I get a refund?

Sales are final once the book is downloaded. If a figure is wrong against its cited source, tell me; I correct it and send the corrected book.

Can I share it?

The licence covers use inside one company. Resale or redistribution needs a separate licence; email me at [email protected].

Notices. A short email when a Florida fee is adopted, amended, suspended or repealed: which county, which fee, which direction. Never the new amount. A few times a year.
